Had the home inspection yesterday and to my suprize, we got a list of ELEVEN things to fix!! ARRRGHHHHH!!! Some not so easy . .wont bore you with the details, but have had 7 different workers in and out all day repairing issues . . . poor Sami and Carley for the first time in their lives got banished to the bathroom for 3 hrs. the worst was some water damage behind a wall that we have to tear out and PRAY ther is no mold present. We have already paid $1000 and are not finished yet . . taking portion of wall down tomorrow to see if mold is present . . PRAYING not. Then have to patch a crack in a will...a portion of the garage door that water penetrated and rotted a board . . then we refused on some of the trivial things that were mearly astetic and not structural . .. will turn back to them for sign off hopefully because we refused 3 things . . we figure at a 20 thousend dollar discount, , , they can handle a few on their own and we sitll have to pay 6 grand in closing costs. Please pray we dont have mold! will know tomorrow.
 
Poor you.
In England the buyers would just have negotiated down the price (or walked away) certainly it would not be the seller's job to fix the problems...
Still - hopefully this is the last stretch and then you Freddy and your Fur Babies can get back to living together in the house with the glorious yard.
Praying against mold.
 
Wow.. Funny how things are done differently. Same thing in NI, the price is negotiated to allow the new owners to carry out any works.

Praying for no mold and hey, you're one step closer to that beautiful back garden in your new home!
 
Canada is the same as England, it would be the buyer to either walk away after an inspection, or for them to negotiate price, and take care of the work on your own.

I am an interior designer, and Mold if present, we find it all the time, doesnt have to be too big of a deal, sometimes if it is just surface it has to be treated wait for it to dry then up goes the drywall again.

If they are going to treat the mold...might be a good idea to sleep a night somewhere else, you and the pups dont need to be breathing in mold or chemicals.

But there are lots of time too that we dont find mold so I will keep my fingers crossed for you.

Sorry I have not updated . . have been VERY stressed and busy!!! The drywall is down and we had very minimal mold!!!! But we did have a LOT of moisture behind the wall and have taken out a 9 foot high section. They took it all the way to the exterior brick wall due to wet partical board . . its all in layers of drywall, insulation, partical board, then tar paper . . all gone. Was disapointed such a high portion had to be done, but VERY thankful no mold issues. The worker said it was very unusual to see that much moisture without mold!! So we now have a dehumidifer (sounds like the constant sound of a vaccuum!!) going 24/7 that blows onto the area to be dried out. The garage door had water penetration at the sides with a bit of wood deterioration . . guy has been here to give estimate to replace the wood plank and to put a threshold down to prevent any further rain water entering, that will be delivered and done Monday. The plummer was here today to fix Freddys shower (his hot and cold water was REVERSED and this is a scalding issue) . . . I was NOT aware of this as I have never taken a shower in there and he didnt tell me since he made the mistake himself while installing a new shower head!!! Actually I thought that was hilarious . . im totally over the edge!! So the plummer struggled a bit with that as there were other issues as well and at one time the 6ft 4 in plummer AND myself were in the shower stall . . I was holding a fixture still with one hand and holding the hose connected to the showerhead out of his face . . .he had his flashlight in his MOUTH, a screwdriver in one hand and trying to to thread the screw properly with the other hand!!!! right??? I was squatting under him and . . well it was very ackward . . but after an hour WE got it fixed!!! The electrician fixed an outlet that was not secure to the wall and an outside light fixture yesterday. To say the least . . Sami, Carley and I are nackered out!!! We have a re inspection Tuesday to make sure all issues have been addressed and wall looks dry enough to close up and be done!!! LORD . . . I NEVER want to do this by myself again.
Poor Sami and Carley have been brushed aside and locked behind doors for 3 days now!! I like the way you do it there MUCH better than all being on the seller!! NUTS to that!!! It has rained the last 3 days and no leaks to the wall, so I think all will be ok, but still nervous to pass the second inspection from the "Inspector from HADES!!".
Sorry such a long post (totally normal for me) . . This all started on my BIRTHDAY and I havent had much fun for sure!! I still have my sence of humor tho . . the plummer and I at one point were laughing so hard at the contortions I was going to that the light fell out of his mouth. He said I was fiesty and he had never had anyone crawl in the shower with him to help before!!!! Im thinking "Dude . . . I'm paying you by the hour . . no problem for me to jump in!!" lol Thank you all for the well wishes . . I thrive on your comments and input . . this will all be over soon . . Ive learned a LOT!!

Nanci it all sounds like a lot of hard disruptive work going on but it will be well worth it when it's over and you move out.Good Luck for Tuesday's report!

Definitely when you move you should write for a career - you have a whole fan base on here who would read your first book/article/blog - come on Nanci!!
Good about your house, I think - and the plumber - he could have been 5 foot tall and 5 foot wide with spots :D
Hope the re-inspection goes well.
I know it has been a scary, exasperating and exhausting experience - but I hope you also feel empowered - YOU HAVE DONE EVERYTHING THAT NEEDED DOING AND COPED WITH IT ALL - well done Super Nanci
 
I feel your pain Nanci!! Whilst things are done a but differently in the UK it's no less stressful, and I can say that from personal experience as its just taken me 5 months to get my sale and purchase through when it should have been straightforward!!!!

I had most issues with solicitors raising random issues like whether my flat had the legal right to use the loft, yet I was the only flat with access to it and previously my water tank had been in the loft.

I moved into my new house, yes I now have a 3bed townhouse with a garden, in a little gated road with a park directly opposite so I can throw Betty's ball for her (I don't even lock my door to get there as its right outside my house) so it was all worth it in the end but the sales lady was only saying to me this morning "aren't you glad you moved now" as I reached near melt down about three times in the last month before moving. And it really went to the wire as I was told I would lose the house if I wasn't in by the end of June and I ended up exchanging at 4pm on Thursday 27th June and moving in at 1pm on Friday 28th June!! My furniture was on the patio until 9pm on the Friday night as they were still tilting the carpet!!! But I love the house so its all worth it, as I am sure your move will be too Nanci. X

You cannot imagine how encouraging all your comments are!! It really helps me to hear others have gone through similar experiences! The shower fiasco in retrospect would have been worth filming . . not that I thought so at the time!! We were elbows and head butts all around!! When I was bent over under him holding things he dropped a small screw in my HAIR! I shook my head and believe it or not . . it fell right into his hand! He had HUGH hands, like shovels . . dont know how he ever holds small things! Honestly we were both in stitches . .it looked like the poses you would hit in the "twister" game!! He had a really good sence of humor!!

OK . . I'm not a writer, really . . but my sister writes for a newspaper, and my neice travels at times with her husband who is a long haul trucker and she writes for a trucking magazine about the womans perspective of being in a mans world . . its basically a humorous column and she is a total hoot!! Her column has been a hugh hit to the point she has resinged her nursing position to persue this full time and has doubled her salary! There are extreme trials in this buying and selling process in the US, but lots of blessings if you are keen enough to step back and watch how the Lord works to counter each stressful experience with a coverage of humor and kindness from others! One more blessing if you can stand reading more . . . While I was talking to two representatives of my Home Owners Insurance company . . who were not giving me good news as they were explaining the worst case senerio of what could be behind that blooming demon wall . . my cell phone rang with a "Restricted" incomming call??? I answered and immediatly realized (from the swearing) that it was an obscene call! . . OMG!! I hung up immediatly and my face must have been red with embarassment as I was talking to almost total strangers . . I felt tears welling up and was feeling nearly overwhelmed!! The younger agent (probably in his 30's) said "Ma'am . . are you ok?" I just blurted out "That was an obscene phone call" almost immediatly my phone rang again . . Restricted caller again . . Straight away the young guy just reached out his hand and gently took my phone from me and turned and walked out my front door for privacy!! The older gentleman put his hand on my shoulder and said "ma'am . . Eric will take care of him for you" He spent a full 5 minutes outside and when he walked back in he said "I don't think he will be bothering you any more" . . naturally my noisy self with a shaky voice asked "What did you say to him?" and he said "You don't want to hear the first part . . but with talking nicely to him after that I found out he and a friend who were only 14 yrs old were blocking their cell# and randomly calling poeple and just hit redial when they got you" I wanted to get on my knees and thank God that there are such kind, thoughtful young men in the world that instead of ignoring my horror, would take the initiative to take charge of an ugly situation and handle it in such a caring manner!! SEE . . there are Angels in my life while my husband is gone!!! Isn't that cool!

Oh Ruth you crack me up!! It just hit me he looked just like the actor that played the HUGHMONGUS prisioner in The Green Mile movie!! Exactly like him!! I am only 5'2" so he seemed really big to me!!
